一、装饰工程竣工后保养维修服务计划提要：
1.工程交付后，与甲方签订工程保修合同，并建立保修业务档案。在保修期内，我们将成立维保部门，由经验丰富、技术娴熟、问题解决能力强、认真负责的原项目经理部施工管理人员和原工程施工的作业人员组成。
2.维保部门在接到甲方维修请求后，将立即前往故障现场与甲方商议处理方案。对于能够自行处理的质量问题，我们将在1-3天内解决。对于无法自行处理的问题，我们将及时向公司项目管理部门报告并迅速研究解决方案。
3.对于一般质量问题，我们将在24小时内完成保修工作，对于较大的质量问题，我们将在3-7个工作日内完成保修工作。
二、维保服务方案：

我们将采取以下措施为您提供维保服务：
1.建立维保部门，由经验丰富、技术娴熟、问题解决能力强、认真负责的原项目经理部施工管理人员和原工程施工的作业人员组成。

5.项目经理部会组织原项目部人员，主动回访已经交付使用的竣工工程，并听取用户对工程质量的意见。我们会填写质量回访表，报告给公司工程部备案处理。
6.我们的回访工作采用三种形式：
① 季节性回访：在雨季时回访墙面和地面砖材的防水情况，在夏冬季回访装饰对环境的影响情况。如果发现问题，我们会采取有效措施及时解决。
② 技术性回访：我们会了解在工程施工中可采用的新材料、新技术、新工艺、新设备等的技术性能和使用后的效果。如果发现问题，我们会及时补救和解决，同时也便于总结经验，获取科学依据，为改进、完善和推广创造条件。
③ 保修期满前的回访：即在保修期即将结束之前进行回访。如果我们接到甲方或用户的质量投诉，我们会立即组织力量进行维修。如果发现影响安全的质量问题，我们会紧急处理。对所有的回访和保修都必须予以记录，并提交书面报告，作为技术资料归档。我们随时向甲方提供工程部件、部位及整体的保修、保养咨询服务。
在甲方要求的保修工程过程中，我们会与用户协调计划好维修时间，尽量不影响用户的正常使用。最好是在晚间工作，以减少用户由此引起的不便。我们在工程竣工验收前，向业主提供维护保养手册，手册包括清洁周期、清洁方式、局部更换及修补办法、国内维护机构的资料等。
如果不是我们应保修的部位或部件发生质量问题需要维修，甲方提出需我们项目部承担维修任务，我们同样会派出最强的技术骨干全力以赴完成维修工作。费用方面仅收取材料成本费用。
7.在保修期满后，我们仍坚持随叫随到，保证维修，解决甲方或建设方的后顾之忧。
三、使用和保养的建议、说明
工程竣工交付使用后，我们会根据工程特点，用书面方式提供《使用维护说明书》，指导相关管理人员如何清洁、操作和使用工程内各种设施。对装饰工程各个部位需要定期保养，定期清洁的基本要求和机电设备使用时对装饰产生的影响及可能发生的情况进行介绍。
四、维护保养手册
一）大理石的维护保养
1.大理石的保养需要认真对待。
